The buyer types "Haus kaufen Dalmatien Meerblick" or "apartment for sale Vodice", follows the listings for months and contacts the agency whose website has clear prices, good photos and a quick reply. The seller types "real estate agency Šibenik", looks at three profiles on Maps and calls the one with the most reviews. Those are two different channels and we build them separately.
For buyers we build a listings website in Croatian, English and German, with search by town and type, a quick enquiry on every property and automatic syndication to the portals. For sellers we fix the Google profile and build town pages such as "property for sale Primošten".
On top of that we run ads aimed at buyers in Germany, Austria and Slovenia for selected properties, and an Instagram with tours that sell the feel of the place before the visit.

We list on the portals. Why do we need our own listings website?
A portal shows your listing next to twenty others and treats the buyer as its own. Your own website builds your name, collects enquiries directly and is the only place you can send ads for foreign buyers to. You do not leave the portals, but listings are entered with you and published everywhere.
Which languages should the website have?
Croatian, English and German cover the large majority of buyers in Dalmatia. If your enquiries come from Slovenia, Czechia or Poland we add those languages too, but only once the numbers show it pays.
Can you connect the website to our CRM?
Yes. Enquiries from the website and ads go straight into the system you use, tagged with the property, language and channel, so the agent knows where the buyer came from before picking up the phone.
